DLF Q2 FY27: ₹3,800 Crore Bookings, a ₹58,000 Crore Luxury Pipeline and 36 Acres on Golf Course Extension Road
DLF's September quarter brought ₹3,800 crore in new bookings, a ₹58,000 crore luxury launch pipeline and a larger land parcel in Sector 61 on Golf Course Extension Road. Here is what it means for Gurugram buyers.

DLF, Gurugram's largest developer, reported its results for the September 2026 quarter (Q2 FY27) on 16 October. New sales bookings were about ₹3,800 crore, consolidated net profit rose to ₹1,301 crore, and the company outlined a luxury launch pipeline of about ₹58,000 crore. Separately, DLF has grown its land parcel on Golf Course Extension Road to about 36 acres.
Key numbers
- ₹3,800 crore new sales bookings in the quarter
- ₹1,301 crore consolidated net profit, up about 10–11% year on year
- ₹15,084 crore net cash, after a ₹1,980 crore dividend
- ₹1,858 crore operating cash flow
- ₹58,000 crore luxury launches planned over the next 2–3 years

What drove the quarter
Bookings were led by luxury housing in Gurugram. DLF's luxury retirement project Aureva in Gurugram sold out during the quarter, and demand continued for DLF The Dahlias, its super-luxury project on Golf Course Road. Note that reported revenue figures differ across sources because of how revenue is defined: total income was about ₹2,298 crore, while revenue from operations was lower.

The ₹58,000 crore launch pipeline
DLF plans about ₹58,000 crore of luxury housing launches over the next two to three years. Business Standard reports the pipeline at roughly 24 million sq ft, with a Gurugram luxury launch planned for the second half of the current financial year. Specific project names and dates have not been announced yet. Analysts have flagged that seasonal labour migration and GRAP curbs in Delhi-NCR could slow construction outflows in the coming quarters.
36 acres on Golf Course Extension Road

As reported by Construction World on 23 October, DLF has added 7.48 acres in Sector 61 on Golf Course Extension Road. The plot adjoins the roughly 28 acres DLF acquired in early 2024, taking the contiguous parcel to about 36 acres. The deal is expected to complete by the end of March. DLF has not disclosed the total cost or a launch timeline; its investor presentation showed land-related payments of ₹353 crore in the September quarter.
Golf Course Extension Road is already one of Gurugram's most active luxury corridors. Nearby options include Smart World Orchard in Sector 61, SOBHA Crescent in Sector 63A and M3M Altitude in Sector 65. See all projects on Golf Course Extension Road.
What it means for buyers and investors
- Luxury demand is holding up. A sold-out launch and steady Dahlias demand show buyers are still committing at the top end.
- More supply is coming. A large pipeline means more choice over the next few years, so compare new launches with ready options before you decide.
- Watch Golf Course Extension Road. A 36-acre DLF parcel could add a major address to the corridor once plans are announced.
- Check the fine print. For any launch, confirm the RERA registration, payment plan and possession date before booking.
